What is an Annual Fire Safety Statement?

The Annual Fire Safety Statement (AFSS) is an official legal document verifying a building’s adherence to fire safety rules and standards. It confirms that all required fire safety protocols have been effectively put in place, examined, and kept up to date as per the regulations. Since 1st July 2020, building owners are required to engage an Accredited Practitioner (Fire Safety) to conduct a comprehensive assessment of the Essential Fire Safety Measures (EFSM) in their building.

Role of Accredited Practitioner

The role of an Accredited Practitioner in the Annual Fire Safety Statement (AFSS) process is critical. Our team of specialists evaluates the fire safety installations and devices to confirm they adhere to the original performance criteria.

Our duties include:

Analyzing and cross-referencing regular maintenance records: We scrutinize maintenance logs to ensure the Essential Fire Safety Measures are both compliant and functional, addressing any identified faults or concerns.

Confirming the proper functioning and operation of systems: We ensure that the system’s connections are fully operational and comply with the safety standards set by the Australian Standards, National Construction Code, and relevant laws.

Performing detailed visual checks: We carry out comprehensive visual inspections to spot any non-compliant changes or impairments to the Essential Fire Safety Measures over the past year.

Evaluating performance testing outcomes: We assess and confirm the results from routine servicing tests, ensuring they align with AS 1851-2012 or applicable testing methods.

Reviewing signage and evacuation routes: Our review includes checking signs, evacuation paths, exit doors, and the areas beyond exits to verify compliance with safety standards.

Compiling an assessment report and making a declaration: A comprehensive report is compiled detailing our assessment, observations, and advice. We also prepare a declaration for each Essential Fire Safety Measure to affirm or refute its compliance.

Finalizing the assessment for the AFSS: The concluding step involves our endorsement of the assessment, which becomes part of the Annual or Supplementary Fire Safety Statement.

Why is AFSS Certification Essential?

Obtaining AFSS certification is crucial for several reasons:

  1. Adhering to the law: Building owners are obligated to provide an AFSS as evidence of conformity with fire safety regulations. Failure to do so can result in penalties.
  2. Guaranteeing safety: The AFSS certification confirms that all fire safety precautions within the building have been thoroughly inspected and maintained up to the necessary standards, reducing the likelihood of fire incidents.
  3. Protecting residents: Securing AFSS certification demonstrates a property owner’s commitment to the safety and security of the building’s occupants, ensuring they reside in an environment protected against fire hazards.

To secure AFSS certification, reach out to us and schedule an inspection. Our team will perform an exhaustive evaluation of the Essential Fire Safety Measures in your property, guaranteeing adherence to all relevant regulations and standards.
